How to Stage Your Home

In the competitive real estate market, staging your home can make all the difference between a quick sale and a prolonged listing. Staging is the art of presenting your home in its best possible light, allowing potential buyers to envision themselves living in the space.


When I tour homes prior to working with a client, I provide my recommendations to prepare the home for sale. This “to-do list” offers guidance to the owner and directly impacts the purchase price of the home.


  1. Decluttering and Cleaning The first step in staging your home is to declutter and professionally deep clean. This involves removing unnecessary items, organizing closets and cabinets, and giving your home a thorough cleaning. Less is more. It may feel empty and void of character, but the goal is to show off the house, not your stuff. A clean and clutter-free home looks more spacious and inviting.

2. Depersonalizing the Space

Buyers need to be able to envision themselves living in your home. This means removing personal items such as family photos, awards, and collections. Store these items away while selling your home. After all, you’re moving—get a jump start on packing!


3. Arranging Furniture

Furniture arrangement can make a big difference in how your home looks and feels. Arrange furniture to create a natural flow and highlight the home's best features. To accomplish this, you will likely want to remove excess furniture to make rooms appear larger.


4. Enhancing Curb Appeal

The exterior of your home is the first thing buyers see. Make sure your lawn is mowed, your landscaping is clean and not overgrown, and your front door is clean, functional, and welcoming. 5. Lighting and Ambiance

Lighting can significantly impact the ambiance of your home. More light makes the house feel spacious. I can’t count the number of times clients have commented on the lighting: “It’s so dark in here” or “Wow, it’s so bright and cheery.”


For photos and showings, open curtains and blinds to let in as much natural light as possible. Add lamps to dark rooms, make sure all light bulbs work, and ensure they are all the same color and brightness.
